Terms of Service

These Terms of Service (“Terms”) govern your use of RTM Deal Master (the “Service”), operated by REI Transaction Mastery (“we,” “us”). By creating an account or using the Service you agree to these Terms. If you do not agree, do not use the Service.

1. What the Service Is

RTM Deal Master is software for analyzing real estate investments: deal calculators, repair estimating, market data lookups, document generation, deal tracking, and AI-assisted features. It is an analysis tool — it does not buy, sell, broker, or fund real estate, and it does not provide professional advice of any kind.

2. Not Financial, Legal, or Tax Advice

All outputs of the Service — including calculated returns, repair estimates, rent and value estimates, comparable sales, strategy recommendations, AI-generated responses, and generated documents — are estimates and educational information only. They are not appraisals, not investment advice, not legal advice, and not tax advice. You are solely responsible for every investment decision you make. Verify all numbers independently and consult licensed professionals (attorney, CPA, appraiser, inspector) before acting on any figure or document produced by the Service.

3. Third-Party Data

Market data shown in the Service comes from third-party sources (including RentCast, the U.S. Census Bureau, HUD, and FRED). This data is provided as-is. We do not warrant its accuracy, completeness, or timeliness, and automated valuation estimates can be materially wrong for any given property.

4. Generated Documents

Documents produced by the Service (including Letters of Intent, reports, and presentations) are templates. They are not legal instruments prepared for your situation. Have every document reviewed by a licensed attorney before signing or sending it in a transaction.

5. Accounts, Subscriptions & Billing

• Billing is handled by our payment partners (Stripe via GoHighLevel). Your subscription renews automatically until cancelled.
• You may cancel at any time; cancellation stops future billing and access ends at the close of the paid period.
• You are responsible for keeping your login credentials secure. One account is for one person unless your plan says otherwise.

6. Refund Policy

If the Service is not for you, email bfelton89@gmail.com within 14 days of your first payment for a full refund of that payment. Renewal payments are not refundable, but cancelling stops all future charges. White-label licenses are refundable within 14 days of purchase only if the license has not been deployed for a third party.

7. Acceptable Use

• No scraping, bulk-exporting, reselling, or redistributing the Service’s data or outputs (except sharing your own reports and documents in the ordinary course of your investing business).
• No attempting to bypass rate limits, security, or subscription checks.
• No uploading content you do not have the right to use, and no unlawful use of the Service.
• AI features are metered and rate-limited per user; abuse may result in throttling or suspension.

8. Your Data & Our IP

You own the deal data, photos, and content you enter. You grant us the limited license needed to store and process it to operate the Service. We (and our licensors) own the Service itself — software, design, cost databases, and branding. White-label rights are granted only under a separate white-label license.

9. Limitation of Liability

To the maximum extent permitted by law: the Service is provided as-is and as-available, without warranties of any kind; we are not liable for indirect, incidental, consequential, or special damages, or for lost profits or investment losses, arising from your use of the Service; and our total aggregate liability for any claim is limited to the amounts you paid us in the twelve (12) months before the claim arose. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

10. Termination

You may stop using the Service at any time. We may suspend or terminate accounts that violate these Terms. Upon termination we may delete your data after a reasonable period; you can request deletion sooner (see the Privacy Policy).

11. Changes

We may update these Terms as the Service evolves. Material changes will be reflected on this page with a new “last updated” date, and continued use after changes means you accept them.

12. Governing Law

These Terms are governed by the laws of the State of Maryland, USA, without regard to conflict-of-law rules.
